Investment Is Changing the Senior Housing Landscape

Senior living is attracting capital from a range of investors as demand for quality senior care increases. The first fund, announced in early 2018, was valued at USD 2 billion and targeted acquisitions across several property categories, including senior housing. At the time of announcement, approximately USD 250 million had already been allocated or committed.

In October 2021, KKR closed another real estate fund valued at USD 4.3 billion, with more than USD 1 billion committed before the announcement. KKR also acquired senior living provider Benchmark in 2019, purchasing its 48 properties from REIT Welltower for USD 1.8 billion.

These developments demonstrate how investment activity can contribute to consolidation and expansion across the senior living ecosystem.
